Apps

  • Landlord app: manages properties, tenants, bills, chats, settings, and payout details.
  • Tenant app: lets tenants view balances, pay, chat, and keep their tenant profile current.
  • Website: public product pages plus the tenant web pay surface at /pay.

Core Records

  • Properties contain units, occupancy settings, region data, and water rates.
  • Tenants belong to a landlord profile and may be linked to a tenant app account by phone number.
  • Payments and charges are recorded through ledger entries so balances can be rebuilt consistently.

Communication

  • Landlords and tenants can use managed chat threads tied to the rental relationship.
  • Image and voice messages are supported with a 20 MB media limit.
  • SMS reminders can reach tenants who are not actively using the tenant app.

Landlords

Set up properties, invite tenants, issue charges, receive payments, and keep tenant communication in Nyumba.

  1. 01Create or sign in to the landlord app and complete the profile for your country.
  2. 02Add each property, unit, rent amount, water rate, and available payment details.
  3. 03Add tenants by phone number so Nyumba can link them to the tenant app profile.
  4. 04Use Bills & Meters to post utilities and service charges into the tenant ledger.
  5. 05Review payment history, chat with tenants, and keep payout details current in Settings.

Tenants

Confirm your profile, view the live balance from your landlord, pay by local methods, and keep receipts in one place.

  1. 01Open the tenant app or the web pay page your landlord shares.
  2. 02Sign in with your phone number and OTP, using the same number your landlord registered.
  3. 03Review rent, utility, and service balances before paying.
  4. 04Approve the mobile money or local payment prompt on your phone.
  5. 05Return to Nyumba to confirm the updated balance and payment status.

Ledger Rules

  • Tenant balances are derived from an append-only ledger.
  • Charges increase what the tenant owes; payments and credits reduce it.
  • Overpayments are kept as tenant credit and applied before new debt.
  • Rent, utilities, deposits, and other service charges stay itemized for review.

Payments

  • Tanzania: live mobile-money collection through Snippe USSD and dynamic QR.
  • Other countries are configured for localized records, currencies, and provider rollout, but payment collection is launched country by country.
  • Card payments are not currently offered by Nyumba.
  • Landlord payouts require a valid payout account in Settings.

Use in-app chat first when a tenant and landlord need to clarify a bill, balance, or payment issue. For account or payout problems, contact Nyumba support with the phone number, country, landlord name, and payment reference if available.
