Nyumba provides property management, tenant communication, billing, ledger, and payment tools for landlords and tenants. Nyumba does not own, lease, inspect, or manage the physical properties listed by landlords.

These terms describe the shared rules for Nyumba accounts, tenant balances, payments, communication, and support.

2. Accounts
Users must provide accurate account information, keep phone numbers current, protect OTP codes, and use Nyumba only for lawful rental and property-related activity. A landlord is responsible for the accuracy of property, tenant, rent, bill, and payout details entered in the landlord app.
3. Tenant Balances
Tenant balances are calculated from ledger entries created by charges, payments, credits, reversals, and supported adjustments. Landlords and tenants should review balances and raise disputes promptly when something appears incorrect.
4. Payments
Payment availability depends on country, provider, network, and account status. Mobile money prompts must be approved by the payer. Nyumba may show pending, successful, cancelled, or failed status based on provider callbacks and reconciliation data.
5. Payouts
Landlords must maintain valid payout details. A payment may be collected from a tenant but require follow-up if landlord payout information is missing, incorrect, or rejected by a provider.
6. Communication
Chat, SMS reminders, and notices should be used respectfully and only for property, billing, payment, or rental coordination. Users must not send unlawful, abusive, deceptive, or unsafe content.
7. Data
Nyumba stores account, property, tenant, billing, payment, chat, and device data needed to operate the service. Access is limited by account role and rental relationship. See the Privacy page for more detail.
8. Disputes
Rental agreements, repairs, deposits, evictions, refunds, and legal disputes remain between landlords, tenants, and applicable authorities. Nyumba can provide product records where available but is not a substitute for legal advice.
9. Changes
Nyumba may update features, provider integrations, fees, country availability, and these terms as the service evolves. Continued use after an update means the user accepts the updated terms.
